Who needs an EICR?
Domestic or residential Property
The majority of people needing an EICR will be landlords and Estate Agents. Landlords, to comply with the latest regulations which
came into force on 1 June 2020 and Estate Agents will require one when selling your property. Most domestic building insurance policies
will have a clause requiring the householder to maintain the property in good condition, ten year testing should satisfy this requirement.
Commercial Property
EICR’s for commercial buildings are not a legal requirement, but proving you maintain a safe electrical system is. An up-to-date electrical
certificate can show that a building’s electrical installations are safe and compliant, in line with regulations like
the Health and Safety at Work Act and the Electricity at Work Regulations 1989.

Consumer units (CU) are replaced for various reasons. This includes replacement where the existing unit doesn’t meet the requirements of BS 7671,
for example, where there is no RCD protection. Or there may be no spare capacity in the existing CU to connect additional circuits. Or, it may be that
replacing the unit has been a recommendation following a periodic inspection. Additionally, it may be that the existing consumer unit is in a
poor condition. The latest regulations (see below) may require additional safety features are installed in your new consumer unit.

The main changes of interest to our customers will be arc fault detection devices (AFDDs) and surge protection devices (SPDs)
Both these devices provide additional protection to the property, AFDDs provide additional protection against fire,
while Surge protection is a defence from overcurrent such as lightning or supply fault. Overcurrent can wipe out all your connected devices,
TVs Computers, Laptops charging phones and appliances.
